What is Virtual Staging?

Virtual staging is a method of using technology to provide and enhance the traditional staging process. A vision of the perfect home can be created without the investment in physical furniture and space dressing, with virtual staging software capable of changing the look of almost any space.

With a professional and experienced team in control of the virtual staging process , the results are outstanding. Reducing the cost involved compared to traditional staging, furnishings and décor can be changed, added, and updated to produce photorealistic results

Virtual staging for real estate is a growing market with the best virtual staging companies able to give every home the boost it needs to look spectacular – even when the home is vacant.

How does Virtual Staging help to sell your listing faster and for more money?

  1. First impressions count, and virtual staging allows a great first impression to be given. Real estate isn’t about selling buildings, it’s about selling a lifestyle. Staged homes sell more quickly than other homes, and virtual staging allows you to show the possibilities of any home.
  2. Virtual staging for realtors will bring the freshest, most modern look to homes that are empty or currently feature dated décor and furnishings. By keeping the room sizes and shapes exactly as they are, the potential of the building is exposed for all to see.
  3. This will draw people in and allow them to imagine their life as it could be. They will see the potential with their own eyes, leading to listings selling quickly and for more money. In the past, prices may have been knocked down due to lowered expectations, but when virtual staging makes the possibilities of the building clear for all to see, higher prices can be maintained.
Virtual_staging_03_what_is_the_difference_between

What is the difference between virtual staging and real home staging?

Home staging is a technique of decorating and dressing a home to show what could be achieved with it. Over time, furnishings become worn, wallpaper is damaged, paint begins to fade and peel – tidying up these issues, and replacing or updating furniture helps to present the best view to the world. In the case of vacant homes, new furniture may need to be brought in to fully dress the home.

The downside to this is the need to physically make these changes. It can take several weeks to coordinate everything that is required, and if the furniture is being replaced, there is certainly a lot of work to be done. The advantage of working this way is that potential buyers can walk around and see the rooms for themselves, but there’s always the risk that the new upgrades may begin to wear too.

With virtual staging solutions , photorealistic images are generated without the need to change what’s in the home. This means that potential buyers can’t physically walk through the finished article, but they can see what can be achieved – and when they want to move in, all the furnishings used for staging do not have to be removed.

Benefits of Virtual Staging for Realtors

Easier process

Real estate virtual staging makes the process of selling a property much easier for a realtor. When buying a home, most people think that they can use their imagination to see how everything could turn out – virtual staging for realtors means that no imagination is needed, it’s right there in front of you.

Cost-effective

Virtual staging properties can be a cost-effective way of marketing the best aspects of a property through photos in the real estate office to online property marketplaces. A single picture can have a huge impact on the way a buyer feels about a property, and if they want to make a building into their home, the best virtual staging companies will help them to feel like they are already there.

Increase interest

Virtual home staging shows the options that have always been there by putting them front and center. It is a simple way to increase interest in any building and shows that homes can become whatever you want them to be.

What can you do
with virtual staging
services?

Real estate virtual staging software lets you change the appearance of any space within a home. There are numerous reasons that you may choose to do this. Perhaps the current furniture is outdated, or the wallcoverings are damaged. It may be that the choice of paint color is likely to be unpopular with the majority of the public and changing it would benefit the listing.

Virtual staging services allow you to make these changes with ease. There’s no need to call in the decorators or attract the expense of replacing the furnishings. Even if the home is empty, it’s not the job of the realtor to invest in renovations, but virtual staging can provide a similar effect at a fraction of the cost.

You can add furniture, remove furniture, install cabinets, change the appearance of walls and ceilings, and much more. It’s an easy way to enhance and improve the photos of any home.

01.

Add Furniture and Decor to Any Empty Space

An empty space can leave buyers wondering how they could use a room. Adding furniture and décor to the space with virtual staging will present options that may not otherwise be considered. Most people find it difficult to estimate the space that any particular piece of furniture will occupy, but virtual staging removes the doubt.

All kinds of furniture can be added, including tables, chairs, beds, and couches, while décor can change with new rugs, blinds, wallcoverings, and more.

02.

Remove Items and Add Furniture and Decor to Any Furnished Space

From complete pieces of furniture to the clutter that has been left on tables or the floor, items can be removed to clear up any room. Buyers like to see what they will get for their money, and when it is obscured by unnecessary items or furnishings that don’t add to the ambiance of the room, a digital cleaning needs to take place.

Once any extras have been removed, furnishings and décor can be added or changed as necessary. It’s a simple matter to freshen up any room.

03.

Change Interior Walls, Floors, Cabinets, Ceilings and More

While changing the furnishing within a room is one matter, virtual staging allows changes to be made to the structure of the room too. Walls, floors, and ceilings can be repainted or changed digitally – where bright colors and other bold statements may appeal to some buyers, the majority may prefer softer tones. Virtual house staging allows these changes to be made.

Cabinets and other fixed items can also be changed, removed, or updated. Styles and trends change regularly, and the virtual staging process helps to modernize any room.

04.

Change Exterior Wall, Trim, and/or Door Color

It’s not all about the indoor aspect as exterior features can also be changed through virtual staging. Exterior walls can be cleaned and brightened up, and even have their color changed. Exterior trim and doors can be changed or recolored to present the absolute best appearance for any home.

For many people, the appearance of the exterior is just as important as the interior of the home as it is the first thing guests and passersby may see.

05.

Change Landscaping

The lawn may require attention, while other areas may look better with new flowers and plants. The landscaping around a property may not meet the high standards that buyers are looking for, but it could simply be down to the time of year – flowers don’t bloom all year round. Virtual staging for landscaping presents the best aspects of the outdoor space at any time of year.

Whether it's adding plants or taking them away, tidying up the ground, or fully changing the look of an area, virtual staging will give the greatest opportunity to sell a property.

Certainly. Any questions connected with virtual staging can be resolved by email via hello@spotlessagency.com or by phone at 1-480-999-59-06.

How to prepare photos for virtual staging? Differences between good and bad looking photos.

The better the source photo is, the better the final virtual staging image will be. Of course, the best way to get high-quality photos is by using a professional photographer, but DIY virtual staging photos are possible.

Bad photos are lit dimly and show rooms that are full of clutter. They don’t focus on the room itself – they show more ceiling than the actual room. If you intend to take your own photos, follow these tips to get the best possible images you can:

  • Use a camera with HDR (high dynamic range) to improve colors and depth of tone.
  • Make sure the room is well lit. Turn on all the lights if necessary – the lighter, the better.
  • Declutter and tidy. Rooms that are emptier as easier for us to work with.
  • Take photos in landscape mode as most rooms are landscape in shape.
  • Position your camera to include as much of the room as you can in the photo. Concentrate on the room itself and limit the amount of ceiling that is included.
  • Don't use wide-angle or fisheye lenses as they will distort the image. They may show more of the room, but it will not be an accurate representation.

Is there a minimum photo quality size?

No, we can work with any photo. You will receive a staged image based on the photo you have supplied, so the higher the quality of the photo, the better the result. We ask our clients to send us photos of the highest quality they can get as such photos usually look more realistic and appealing with new furniture.

Is it necessary to provide my photos with a floor plan?

No, it isn’t. It would be a plus if you send a floor plan together with the photos. It helps to understand the general arrangement and see areas that are not clearly shown in photographs.

What services do you provide?

In addition to Virtual Staging, we are happy to offer top-notch solutions in:

  • Commercial Virtual Staging
  • Furniture Replacement
  • Architectural Rendering
  • 3D Floor plans
  • Photo Editing
  • Photography Services

What is “furniture replacement”?

The term ‘Furniture Replacement’ means the process in which a designer removes actual furniture pieces from the photo and replaces them with virtual furniture instead.

This is a remarkably interesting process that makes it possible to see how a listing could look like if it were subjected to renovation.

Can I request changes to staged photos?

We have created a detailed order form to let our clients tell us exactly what they want. This is required to ensure that the final result corresponds with the requirements specified by the client in the form. If we missed anything or made an error, we will make the necessary changes to the photo without extra charges. However, if you change your requirements significantly, it will cost $30 to update the photo.

How to place an order?

Do you have any photos to be staged? Start by filling the contact form. We will contact you as soon as possible to discuss the details of your order.

Can you stage my photos within 24 hours?

Of course. We have a trusted team of professionals who are located in several countries all around the world. It allows our company to complete digital staging orders within 24 hours on business days and weekends. Please remember that orders with over 10 photos require more time for processing.

Can you stage exteriors?

Yes, we can. Our architects work with different areas outside the property including the patio, deck porch, poolside, and gazebo. It is possible to apply changes to building exteriors too and try on new doors, windows, trim, coloring, etc. There is a possibility to apply new landscaping and pools too.

Can I choose a preferable design style?

Yes. We work with all modern design styles, so you can choose one from the list when placing your order. If you have doubts about which design style is the best option, you can let our designers choose one that will be the most suitable solution for your photos by ticking the “Choose for me” option.

What is the process used for virtual staging?

The creation of virtual staging photos is a quite complex and interesting process. The final result depends on a very large number of factors, such as the professionalism of the designer who is working on the project, the style chosen by the client, the furniture selection, etc.
